Roofing Project Manager

Position Summary

The Project Manager will be responsible for managing the successful delivery of commercial roofing projects, ensuring they are completed safely, on schedule, within budget, and to the highest quality standards. This role requires excellent leadership, communication, and organizational skills, with the ability to coordinate field operations, subcontractors, suppliers, and clients throughout the project lifecycle.

Key Responsibilities

• Manage multiple commercial roofing projects simultaneously from pre-construction through closeout.
• Develop and maintain project schedules, budgets, and forecasts.
• Coordinate field superintendents, foremen, subcontractors, and suppliers.
• Review contracts, drawings, specifications, and project requirements.
• Prepare and manage RFIs, submittals, change orders, and project documentation.
• Procure materials and ensure timely delivery to job sites.
• Monitor project costs, productivity, and profitability.
• Conduct regular site visits to review progress, quality, and safety.
• Build and maintain strong relationships with clients, architects, consultants, and general contractors.
• Lead project meetings and communicate progress with internal and external stakeholders.
• Work closely with accounting to manage billing, payment applications, and project financials.
• Ensure projects comply with OSHA regulations and company safety policies.
• Oversee punch list completion, closeout documentation, warranties, and final project turnover.

Qualifications

• 5+ years of commercial roofing project management experience.
• Proven experience managing commercial roofing projects ranging from small service work to multi-million-dollar contracts.
• Strong knowledge of commercial roofing systems, including:
  • TPO
  • EPDM
  • PVC
  • Modified Bitumen
  • Built-Up Roofing (BUR)
  • Metal Roofing Systems
• Ability to read and interpret construction drawings, specifications, and contracts.
• Excellent financial management and budgeting skills.
• Strong negotiation, problem-solving, and decision-making abilities.
• Outstanding communication and leadership skills.
